Work equity programs are back
With a work equity the buyer performs some of the labor and this is credited towards your downpayment. These programs were phased out when low downpayment and $0 down programs were on the rise. When the bubble popped these programs disapeared paving the way for the return of work equity. If you are willing to do a little work this can be an effective way to save money on your downpayment. Below are examples of typical programs offered by Central Ohio home builders.

Step #1 - Ground Work

Insulate 2 foot drape in crawl space walls
Lay visqueen in crawl space
Install exterior window wells
Paint basement beams and stairs
Step #2 - Fresh Coat
Fill nail holes in trim
Prep walls for paint
Apply first coat of paint
Apply final coat of paint
Step #3 - Clean Sweep
Adjust cabinet doors
Install cabinet shelving
Scrap and shop-vac garage floor, basement floor
Install door knobs & door bumps
Scrape and shop-vac sub-floor
Wash windows
Hang towel bars & toilet paper holders
Install mini blinds
Paint exterior doors and porch columns
Install register covers
Replace furnace filter
Complete final prep for occupancy
Step #4 - Great Outdoors
Clean yard of all large rocks
Plant landscape package
Spread mulch
Scrape and scrub walks, driveways and curb
Water lawn and plantings through closing
Seal all exterior concrete walks, approach and porches.
